The cottage: The cottage features partial ocean views in it’s fully fenced front yard. The large picnic table is great for family dinners al fresco or lunches in the shade of the umbrella. The floor plan is particularly wonderful for multiple couples or two small families. Both floors provide the privacy of separate spaces while also seamlessly flowing together, each featuring comfortable living areas (with smart TVs), kitchen, bathroom, and bedroom. Air conditioning and high speed internet make the cottage a great space to escape the heat of the summer or the doldrums of work-from-home life. Inside, the kitchen is fully equipped for preparing meals. Want to move dinner plans outdoors? BBQ on the deck with s’mores around the propane fire pit for dessert. Other outdoor amenities include hot tub, kayaks, badminton and an oversized hammock. We provide a pack-n-play, twin hide-a-bed, high chair and baby gate for young families, along with an extra large dog crate for the fur babies.

A public beach is just a 4 minute walk to the house where you can take out the kayaks, sunbathe, tide pool, wade, swim, etc. Rental Agreement 661 Buckhorn Rd., Eastsound, WA 98245 Alexa and Charles Meissner Homeowner, and Property Manager Larry Bearg. Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made by and between Alexa and Charles Meissner (“Homeowner”) and ________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: This property is located at: 661 Buckhorn Rd., Eastsound, Wa. 98245. The property is furnished and includes: kitchen pantry items, kettle, microwave/convection oven, toaster, cook- and bakeware, blender, iron, dishes, glassware, flatware, hammock, bath towels, spa towels, bed linens, hair dryer, washer/dryer, dishwasher, BBQ, indoor propane stove, kayaks, smart tv, Wi-Fi, hot tub. The property has central heat throughout the home. 2. Rental Party: The rental party shall consist of Guest and the following persons, (We require at least 2 cell phone numbers of guests in case of emergency. If fewer than 7 guests, type “N/A” into the additional fields): Name: 3. Maximum Occupancy: The maximum number of guests is limited to 7 persons (excluding children under 3 years old) and is strictly enforced. If a violation of this rule occurs, an additional charge of $500 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits. 4. Terms of the Lease: The lease begins at 4pm on _______________________ (the “Check-in date”) and ends at 11am_____________ _____ (the “Check-out date”). a. The house is located in a rural area. In such a setting, one may find local wildlife. Please keep doors (screen, wood, or glass) closed when you are not in the house to keep wildlife outside. b. Guest acknowledges and understands that the property also has neighbors. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. Quiet hours should be observed between 10pm and 8:00 am. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior. c. Driveway speed limit is 5 mph. d. Outdoor Amplified sound is prohibited at all times. e. Smoking of any kind is NOT allowed in the house or on the property. f. There is a propane BBQ and firepit that may be used. There are no campfires allowed on the property due to the high fire danger. g. People other than those in the Guest party set forth above may not stay overnight on the property. Any other person on the property is the sole responsibility of the Guest. If additional people visit during day and evening hours, there must not be more than 7 people. h. The Homeowners and Property Manager are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The Homeowners and Property Managers are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises. a. Keep the property and all furnishings in good order. b. A maximum of 3 vehicles are permitted at the property. m. Drinking Water: the water inside is monitored and tested by Washington Water Service Company and meets requirements set by Washington State. m. Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits. n. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit any bath towels or linens to be taken from the premises. 6. Access: Guest shall allow Homeowner or owners’ agents or employees property access for yard and orchard maintenance. Workers may enter the property between 9am and 5pm daily for yard work or hot tub maintenance (Workers will not enter the dwelling unit. 7. Trash collection: Collected by San Juan Sanitation. Please place all trash in receptables by the car port. 8. Rental Rate and Fees All rental fees including tax, cleaning fee, insurance fee and/or security deposit, pet fee, and nightly rental fee are due prior to check-in according to the payment requirements of the rental platform on which the reservation was made. 9. Pets. Pets are allowed with prior notice. If guests bring a pet without permission, a fee of $500.00 will be billed to the guest. A non-refundable pet fee of $100 is charged for a single pet, $50 for a second pet. 2 pets maximum. 10. Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to: i. Damage to the property or furnishings ii. Dirt or other mess than requires excessive cleaning iii. Any other cost incurred by the Homeowners due to the Guest’s stay beyond normal wear and tear. If the premises appear dirty or damaged upon check-in, Guest shall inform the Property Manager immediately. If Guest fails to inform the Property Manager within 24 hours or check-in, Guest will be responsible for any damages and excessive cleaning charges left from prior to their stay. 11.Hot Tub Rules: Hot tub hours are from 8am – 10pm. Neighborhood

The cottage is located in a very rural neighborhood and just a 4 minute walk to a lovely public beach with outstanding view of Mt. Baker and Matia Island. Local wildlife (eagles, wild turkeys, herons, otters, and seals) abound, making each trip to the beach an adventure. The village of Eastsound is a 6 minute drive or 15 minute scenic bike ride through neighboring farm land. Moran State Park is a 10 minute drive.

The cottage was beautiful and peaceful. We had a great time!

This cottage was perfect for our weekend get away. We had two small dogs and the fenced in front yard was so nice for them, they could run around without us being out there with them. It was very comfortable and had everything we needed for the kitchen. The bedrooms were very private with one on the bottom level and one on the main level. We would definitely stay here again.
