Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made by and between The Michelle Bayba Revocable Trust dated October 20, 2015, and any amendments thereto, (“Homeowner”), Michelle Bayba, Lawrence Bearg and _________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. Eastsound Wa. 98245 The property is furnished and includes: Basic kitchen pantry items, electric kettle, microwave oven, blender, food processor, toaster oven, bakeware, dishes, glassware, and flatware. Video/Audio: flat screen television, dvd, vhs, wifi, Bath towels, pool towels, bed linens, six bicycles, Kitchen Aid propane BBQ, firepit, ping pong table, kayaks, crab traps, hot tub, and a rowable skiff. 2. Maximum Occupancy: The maximum number of overnight guests is limited to 6 adults (over the age of 2 years) and any number of infants under 2 years. This limit is strictly enforced. If a violation of this rule occurs, an additional charge of $100 per extra person per night will be assessed and all guests will be required to vacate premises and will forfeit any rental fees and deposits. 4. Terms of the Lease: The lease begins at 4pm on ______________________ (the “Check-in Date”) and ends at 11am _____________________ (the “Check-out Date”). 5. Rental Rules: Guests agrees to abide by the Rental Rules, as set forth herein, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. a) Smoking is NOT allowed in the house or on the property. b) No hot tub use after 10:00pm or before 7am. Strictly enforced. If we receive a verified neighbor complaint regarding noise after 10pm, you may be asked to leave immediately with no refund for unused days and your deposit will be forfeit. c) People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. d) The owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities, including the use of bicycles, kayaks, and hot tub. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises. e) Guest understand that the unit is located in an area having other home and families in the vicinity. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. Quiet hours should be observed between 10:00 pm and 7:00 am. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior. f) Outdoor Amplified sound is prohibited at all times. g) Pets shall be secured on the property at all times. Nuisance barking by unattended pets is prohibited. h) Keep the property and all furnishings in good order. i) A maximum of 3 vehicles are permitted at the property. j) Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits. k) Housekeeping: There is no daily housekeeping service. While linens, pool and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the premises. l) Security camera: An outdoor security camera monitors the outdoor parking area on the lodge property to guest security and confirm the maximum number of guests is as listed on the rental agreement. m) Plumbing/Sewage System: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or any other improper material have been flushed and clog the system, you could be charged for damages including, but not limited to, the cost of the service call for the plumber. 6....
