This idyllic countryside home is situated in the historic neighborhood of Sonoma Valley called Schellville and within the Carneros wine region. You’re within minutes to world class vineyards and after a day of wine tasting -play pickle ball on our private court followed by a dip in the pool, or a soak in the hot tub. Cook on our luxe outdoor grill, and dine al fresco on our back patio. We require a signed rental agreement prior to check-in.

Rental Agreement
This Short-Term Rental Agreement (the “Agreement”) is made by and between Kim and Alex Kilgo (“Homeowner”) and ______________________________(“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

The property is furnished and includes: Basic kitchen pantry items, coffee maker, electric kettle, microwave oven, toaster oven, bakeware, dishes, glassware, and flatware . Video/Audio: flat screen television, wifi, Bath towels, pool towels, bed linens, wood fired/propane BBQ.
The property has forced air central heating and central AC.

Maximum Occupancy: The maximum number of overnight guests is limited to 8 persons except by permission of the property manager and is strictly enforced. If a violation of this rule occurs, an additional charge of $100 per extra person pernight will be assessed and all guests will be asked to vacate premises and will forfeit anyrental fees and deposits.
Terms of the Lease: The lease begins at 4pm on ______________________ (the “Check in Date”) and ends at 11am _____________________ (the “Check-out Date”).
Rental Rules: Guests agrees to abide by the Rental Rules, as set forth herein, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Sonoma County has a vacation home noise ordinance which is strictly enforced. No outdoor noise louder than 60db (normal conversation) after 10pm and before 7am. Any verified noise complaints from neighbors during these hours may result in immediate eviction with no refund for unused rental days and forfeiture of deposit. Outside noise during these hours is also prohibited. Guests understand that the unit is located in an area having other homes and families in the vicinity. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior, and loud talking outside the house.
Outdoor amplified sound is always prohibited.
Smoking is NOT allowed in the house or on the entire property due to HIGH FIRE DANGER. Smoking on the property may result in a $1000 penalty and immediate eviction.
People other than those in the Guest party set forth above may not stay overnight in the
property. Any other person in the property is the sole responsibility of the Guest. The owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities, including the use of bicycles. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises.
Keep the property and all furnishings in good order.
A maximum of 3 vehicles are permitted at the property.
Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $5,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits. Housekeeping: There is no daily housekeeping service. While linens, pool and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the premises.
Plumbing/Sewage System: The property operates with a septic system. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or any other improper material have been flushed and clog the system, you could be charged for damages including, but not limited to, the cost of the service call for the plumber or the septic system.
Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
Rental Rate and Fees: All rental fees including tax, cleaning fee, insurance fee, and nightly rental fee is due no less than 60 days prior to check-in, unless reservation is made less than 60 days before arrival in which case all fees are due at the time the reservation is made.
Pets: This is a pet free property. If guests bring a pet without permission the pet fee will be $1,000 billed to the guest.
Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to:

From the very beginning of our booking I felt the communication and helpfulness of our hosts were exceptional. The home was cozy, welcoming and warm. It was lovely to wake up in the morning to a beautiful sunrise and hot air balloons in the air. The peacefulness and serenity of the home and property was exceptional. The location was perfectly located to wonderful restaurants and wineries in the area. My guests and I shared some concerns and they were addressed promptly and respectfully.
We had an amazing time and would enjoy staying at this home in the future with friends and family. :)
