Both bedrooms have their own oceanfront balcony, with a 3rd balcony off the living room. Just a 10 minute drive to town, you can explore all that Orcas Island has to offer from your centrally located home base. Signed rental agreement required. $100 first pet, $50 2nd pet

Good to know

Two bedrooms, one with a king, the other has 2 queen beds. Both rooms feature en suite bathrooms with dual sink vanities and tub/shower combos. The kitchen is fully equipped and opens onto the spacious living room with an ocean view and oceanfront balcony. It also has a propane fire place and smart TV so you can stream your favorite shows. The perfect home base to explore Orcas Island.

Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made by and between Paul Grant (“Homeowner”) and ________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: This property is located at: 408 Ocean Mist Dr. #1609., Eastsound, Wa. 98245. The property is furnished and includes: kitchen pantry items, kettle, microwave/convection oven, toaster, cook- and bakeware, blender, iron, dishes, glassware, flatware, bath towels, bed linens, hair dryer, washer/dryer, dishwasher, indoor propane fireplace, smart tv, Wi-Fi. The property has central heat. 2. Rental Party: The rental party shall consist of Guest and the following persons who are 28 years of age or older. Maximum Occupancy: The maximum number of guests is limited to 6 persons (excluding children under 3 years old) and is strictly enforced. If a violation of this rule occurs, an additional charge of $500 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits. 4. Terms of the Lease: The lease begins at 4pm on_______________________ (the “Check-in date”) and ends at 10am_____________ _____ (the “Check-out date”). a. The house is located in a rural area. In such a setting, one may find local wildlife. Please keep doors (screen, wood, or glass) closed when you are not in the house to keep wildlife outside. b. Guest acknowledges and understands that the property also has neighbors. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. Quiet hours should be observed between 9:30pm and 8am. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior. c. Outdoor Amplified sound is prohibited at all times. d. Smoking of any kind is NOT allowed in the house or on the property. f. People other than those in the Guest party set forth above may not stay overnight on the property. Any other person on the property is the sole responsibility of the Guest. If additional people visit during day and evening hours, there must not be more than 8 people. g. The Homeowners and Property Manager are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The Homeowners and Property Managers are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises. 1. Keep the property and all furnishings in good order. 2. A maximum of 3 vehicles are permitted at the property. h. Drinking Water: the water inside is monitored and tested by Washington Water Service Company and meets requirements set by Washington State. i. Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits. 2 Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit any bath towels or linens to be taken from the premises. 3 No Fireworks permitted. 4 No Beach Fires Permitted 5 Pets: Pets are allowed with payment of the $100 non-refundable pet fee for the first pet and an additional $50. Non-refundable fee for the second pet. Guests must observe the following rules regarding their pets. A) Dogs must be kept on a leash when outside the unit. B) No nuisance barking (barking continuously for more than 5 minutes.) C) Guests must pick up after their dog(s). D) Any pet damage will be paid for by the guests. 6. Access: Guest shall allow Homeowner or owners’ agents or employees property access for yard and orchard maintenance. Workers may enter the property between 9am and 5pm daily for yard work or hot tub maintenance (Workers will not enter the dwelling unit. 7. Trash Service : There is a dumpster up the hill, driving around the large resort laundry building which just up the hill from the unit. With the laundry building kept on your right, you will turn right up a small hill and you will find the dumpsters. 8. Rental Rate and Fees All rental fees including tax, cleaning fee, insurance fee and/or security deposit, pet fee, and nightly rental fee are due prior to check-in according to the payment requirements of the rental platform on which the reservation was made. 9. Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to: i. Damage to the property or furnishings ii. Dirt or other mess than requires excessive cleaning iii. Any other cost incurred by the Homeowners due to the Guest’s stay beyond normal wear and tear. If the premises appear dirty or damaged upon check-in, Guest shall inform the Property Manager immediately. If Guest fails to inform the Property Manager within 24 hours or check-in, Guest will be responsible for any damages and excessive cleaning charges left from prior to their stay. 8. Cancellation Policy: If Guest wishes to cancel his/her reservation, all fees collected will be refunded as follows: 1. The host, Airbnb, and VRBO modify their cancellation policies from time to time. The policy in force at the time of the reservation will be the policy that will be honored if a guest should choose to cancel. If a guest has purchased trip insurance and can show proof of such purchase, and if the policy does NOT cover the entire cost of the reservation, then the host agrees to cover up to 100% of the uncovered portion of the nightly rate, but no more than 25% of the total nightly rate. If no trip insurance was purchased, no additional refund from the host will be paid. 2. If Airbnb applies its “Extenuating Circumstances” policy to the reservation, then neither a) nor b) will apply as the “Extenuating Circumstances” policy overrides all other cancellation policies. 3. We encourage all guests to purchase CFAR (cancel for any reason) trip insurance to protect the cost of their trip should they have to cancel. Generally, the most CFAR coverage available to purchase is 75% of the trip cost. The offer of a 25% refund of the nightly fee under the conditions specified above, gives the guest 100% coverage of the nightly fees for their reservation. The parties agree to the terms of this Short Term Rental Agreement as evidenced by acknowledgement on the VRBO website, Airbnb website or the Direct Booking website and the signatures set forth below. Our neighborhood is that of the Rosario Resort, which includes a marina, seaplane dock, and restaurant (the restaurant is currently 2024 - closed for renovations). Just minutes away is beautiful Moran State with hundreds of miles of incredible hiking trails, both easy and difficult, as well as several freshwater lakes that offer great swimming and (Cascade lake) boating and fishing.

Our experience was wonderful start to finish. Lawrence provided clear directions and the keyless entry was easy. We were stunned at how beautiful both the place and the view were. Beautiful location &’view of the bay from the balconies was stunning. Very well equipped kitchen, even with spices. Nice large living room. Comfortable beds. Would definitely stay here again if we were on the island.
