Rental Agreement XXX First St West, Sonoma, Ca. 95476 George Martinez, Ingrid Martinez, Jeff Montague, homeowners, Sonoma, Ca. 95476 TOT16006 Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made by and between George Martinez, Ingrid Martinez, Jeff Montague (“Homeowners”) and ________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: Property: This property is located at: XXXX First St West, Sonoma, Ca. 95476 The property is furnished and includes: kitchen pantry items, coffee makers, kettle, microwave oven, toaster oven, cook- and bakeware, dishes, glassware, flatware, and wifi equipment. Bath towels, and bed linens. The property has forced air heating, gas fireplace, and fans. Rental Party: The rental party shall consist of Guest and the following persons: Person:_________________________________________________ Person: ______________________________________________________ Person ______________________________________________________ Person: ______________________________________________________ Maximum Occupancy: The maximum number of guests is limited to 4 persons (excluding children under 1 year old) and is strictly enforced. If a violation of this rule occurs, an additional charge of $400 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits. For safety and liability reasons, children between the ages of 1 and 11 are not permitted. Children younger than 1 year of age or 12 years of age and up are permitted guests. Terms of the Lease: The lease begins at 4pm on ______________________ (the “Check-in Date”) and ends at 11am _____________________ (the “Check-out Date”). Rental Rules: Guest agrees to abide by the Rental Rules, as set forth herein, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Guest acknowledges and understands that the property also has neighbors. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. Quiet hours should be observed between 10:00 pm and 9:00 am. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior. Outdoor Amplified sound is prohibited at all times. No pets permitted at all times. Smoking of any kind is NOT allowed in the house or on the property. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. If additional people visit during day hours, there must not be more than a total of 8 people altogether as mandated by our vacation rental permit. The homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises. Keep the property and all furnishings in good order. There is one permitted parking spot provided with the rental. Any additional vehicles must park on the street or in other public parking areas. Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the premises. 6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. Trash collection: property maintenance staff will come by every Sunday to put the trash bins out for collection and every Monday to put them back. They do not need to access the inside of the house. 7. Rental Rate and Fees All rental fees including tax, cleaning fee, insurance fee and/or security deposit, and nightly rental fee are due prior to check-in according to the payment requirements of the rental platform on which the reservation was made. Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to: i. Damage to the property or furnishings ii. Dirt or other mess than requires excessive cleaning or iii. Any other cost incurred by the Homeowners due to the Guest’s stay beyond normal wear and tear. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. If Guest fails to do so within 24 hours or checkin, Guest will be responsible for all damages and excessive cleaning charges prior to their stay. Cancellation Policy: If Guest wishes to cancel his/her reservation, all fees collected will be refunded as follows: If the reservation was made through Airbnb, and the “Strict Cancellation Policy” was selected, this provides for a full refund if the reservation is cancelled within 48 hours of booking, a 50% refund...

Really enjoyed our stay! The Loft is located perfectly if you’re interested in being in the town center of Sonoma. Also a quick drive or uber to wineries and quick drive to Napa! We really thought the space was reflected like the pictures and everything was comfortable and clean! Our only rec would be to invest in blackout curtains because the windows open and the lights on the awning of the feed store go off around 12 am and back on at 5:30 am which woke us up in the morning.

The loft is perfect! A gem of a find! It is on top of a wine tasting room just overlooking the Sonoma square. We love seeing the square from our window…. especially during this Christmas season with all the lights and decor on the square. Check-in was a breeze. It had dedicated parking space. The loft is perfect with all the amenities carefully curated by the host. So thoughtful! It is not a full kitchen (no stove) but was perfect for what we needed. As it is across the square, walking distance to stores, wine tasting shops, restaurants, bars and historic Solano barracks.

One designated parking spot is available in The Feed Store parking lot closest to the sidewalk. There is a sign for The Sonoma Loft at the parking space. Most everything is in walking distance however Uber, Lyft, & Sonoma Taxi are also available. Located a few blocks away is Wine Country Cyclery for bike rentals and e-bikes.
