For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: This property is located at: 515 First Street West, Sonoma, CA. 95476 The property is furnished and includes kitchen pantry items, coffee maker, kettle, microwave oven, toaster oven, dishes, glassware, flatware, and Wi-Fi equipment. Bath towels, bathrobes, and bed linens. The property has forced air heating and central AC. 2. Rental Party: The rental party shall consist of Guest and the following persons: 1. Maximum Occupancy: The maximum number of guests is limited to 4 persons (excluding children under 1 year old) and is strictly enforced. If a violation of this rule occurs, an additional charge of $400 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits. 3. For safety and liability reasons, children between the ages of 1 and 11 are not permitted. Children younger than 1 year of age or 12 years of age and up are permitted guests. 4. Terms of the Lease: The lease begins at 4pm on _______________the “Check-in Date”) and ends at 11am _ _______________(the “Check- out Date”). 5. Rental Rules: Guest agrees to abide by the Rental Rules, as set forth herein, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to always abide by the following rules while at the property. a) Guest acknowledges and understands that the property also has neighbors. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. Quiet hours should be observed between 10:00 pm and 9:00 am. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior. b) Outdoor Amplified sound is always prohibited. c) No pets permitted at all times. d) Smoking of any kind is NOT allowed in the house or on the property. e) People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. If additional people visit during day hours, there must not be more than a total of 8 people altogether as mandated by our vacation rental permit. f) The homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises. g) Keep the property and all furnishings in good order. m) There is one permitted parking spot provided with the rental. Any additional vehicles must park on the street or in other public parking areas. n) Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits. o) Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the premises. 6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. Trash collection: property maintenance staff will come by every Sunday to put the trash bins out for collection and every Monday to put them back. They do not need to access the inside of the house. 7. Rental Rate and Fees All rental fees including tax, cleaning fee, insurance fee and/or security deposit, and nightly rental fee are due prior to check-in according to the payment requirements of the rental platform on which the reservation was made. 8. Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to: i. Damage to the property or furnishings ii. Dirt or other mess than requires excessive cleaning or iii. Any other cost incurred by the Homeowners due to the Guest’s stay beyond normal wear and tear. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. If Guest fails to do so within 24 hours or checkin, Guest will be responsible for all damages and excessive cleaning charges prior to their stay. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, all fees collected will be refunded as follows: a) If the reservation was made through Airbnb, and the “Strict Cancellation Policy” was selected, this provides for a full refund if the reservation is cancelled within 48 hours of booking, a 50% refund plus Airbnb fees if cancelled more than 48 hours after booking and more than 7 days prior to the reservation start date, or no refund of nightly fees if the reservation is cancelled less than 7 days prior to the reservation start date. (for additional details or changes to this policy, review the policy on the Airbnb website). If the guest cancels the reservation less than 7 days prior to the reservation, and has purchased trip insurance and can show proof of purchase, the owners will refund the difference between the insurance coverage of the Airbnb cost and the uncovered portion up to 25%. If the “10% discount/no refund” option was selected, the host will refund 25% of the guest nightly fee upon cancellation, with evidence of the guest having purchased trip insurance. b) If the reservation was made through VRBO, and the guest cancels 60 days or more prior to the start date of the reservation, VRBO will provide a refund (please check VRBO for the latest, most current cancellation policy which will apply). If the guest cancels less than 60 days prior to the start date of the reservation, then the host will provide a 25% refund if they guest can show they purchased trip insurance. Otherwise, no refund will be provided. c) We encourage all guests to purchase CFAR (cancel for any reason) trip insurance to protect the cost of their trip should they have to cancel. The most coverage available to purchase is 75% of the trip cost. The offer of a 25% refund of the nightly fee under the conditions specified above, gives the guest 100% coverage of the nightly fees for their reservation. The parties agree to the terms of this Short Term Rental Agreement as evidenced by acknowledgement on the VRBO website or the Airbnb website and the signatures set forth below. Great studio in the heart of downtown Sonoma! One of the best guide books I have ever experienced in a rental! Walking distance to the best restaurants and the whole downtown experience. Everything was clean and comfortable!

This was a fantastic place to use as home base for enjoying wine country. There are plenty of great restaurants, shops, cafes, and grocery options to enjoy within easy walking distance. There is even an easy 3 mile hike just down the street a few blocks. The host was very quick to respond. Finding the location is easy, parking is super close, entering was easy. The bed was comfortable, the shower and bathroom were excellent and clean. Please note the kitchen does not have a stove/oven, but there is a microwave and fridge, as well as a cute little dining table perfect for eating take-out. If Sonoma is where you'd like to spend some time, this is the spot.

Location is absolutely stellar; it was SO nice to be able to walk the square whenever we wanted! The loft is spacious and cute, and very nicely appointed. Great thought was put into the details of making this a pleasant stay! One note to other travelers: nearby restaurants take deliveries around 0600 each weekday, so earplugs or a noise machine are recommended if you're staying on a weekday considering the nearby businesses--but it wasn't a major problem at all for us. We would stay here again in a heartbeat, absolutely loved it!

We loved staying here! The location and place is perfect. It was so comfortable, and so nice to be able to walk everyone. No problem ever getting an uber to the location. Great amenities. Great shower with lots of water pressure, which is always nice to find. We will be back!

The location of the loft was an ideal location to explore Sonoma both on and off the Plaza. Larry provided many recommendations that helped us plan our itinerary. He extended an early check in as our arrival was an hour or two earlier than expected- which allowed us to get settled in and explore. The loft was clean, modern and comfortable. Would highly recommend!

One designated parking spot is available in The Feed Store parking lot closest to the sidewalk. There is a sign for The Sonoma Loft at the parking space. Most everything is in walking distance however Uber, Lyft, & Sonoma Taxi are also available. Located a few blocks away is Wine Country Cyclery for bike rentals and e-bikes.
