Rental Agreement
This Short Term Rental Agreement (the “Agreement”) is made by and between Marianne Uhl (“Homeowner”) and ________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

The property is furnished and includes: kitchen pantry items, two coffee makers, kettle, microwave oven, toaster oven, ninja blender, cook and bakeware, dishes, glassware, flatware, and wifi equipment. Bath towels, bed linens, Weber propane BBQ. Two Specialized adult bikes with locks and helmets, indoor games, baby furniture (pack n play) and a high chair.
The property has forced air heating, and central AC, and one window AC.
Rental Party: The rental party shall consist of Guest and the following persons (we require at least 2 guest phone numbers):

Maximum Occupancy: The maximum number of guests is limited to 8 persons (excluding children under 2 years old) and is strictly enforced. If a violation of this rule occurs, an additional charge of $250 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits.
Terms of the Lease: The lease begins at 4pm on ______________________ (the “Check-in Date”) and ends at 11am _____________________ (the “Check-out Date”).
Rental Rules: Guest agrees to abide by the Rental Rules, as set forth herein, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
Guest acknowledges and understands that the property has neighbors. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. Quiet hours should be observed between 10:00 pm and 8:00 am. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior.
Outdoor Amplified sound is prohibited at all times.
Pet permitted with a $100.00 pet fee. An additional pet is an additional $100.00 with a maximum of 2 pets.
Smoking of any kind is NOT allowed in the house or on the property.
Guests agree to use caution when using the outdoor Weber grill. Flammable personal equipment/items (candles, cigarettes, cigars, other smoking items, fire pit) prohibited on the property, including in the house.
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. If additional people visit during day hours, there must not be more than a total of 12 people altogether as mandated by our vacation rental permit.
The homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities, including the use of the bicycles. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises.
Keep the property and all furnishings in good order.
i)The use of the 2 adult bikes is permitted. Use bike locks as necessary. Loss of each bike will result in a $1000 replacement charge.
j)A maximum of 3 vehicles are permitted at the property.
Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the premises. You will have access to the laundry room, off the third bedroom at the front of the house.
Plumbing/Sewage System: DO NOT FLUSH anything other than toilet paper. No feminine products or ‘flushable’ wipes should be flushed at any time. If it is found that feminine products or any other improper material have been flushed and clog the system, you could be charged for damages including, but not limited to, the cost of the service call for the plumber.
6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
Trash collection: property maintenance staff will come by every Monday to put the trash bins out for collection and every Tuesday to put them back. They do not need to access the inside of the house.
7. Rental Rate and Fees
All rental fees including tax, cleaning fee, insurance fee and/or security deposit, and nightly rental fee are due prior to check-in according to the payment requirements of the rental platform on which the reservation was made.
Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to:
i. Damage to the property or furnishings ii. Dirt or other mess than requires excessive cleaning or iii. Any other cost incurred by the Homeowners due to the Guest’s stay beyond normal wear and tear.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. If Guest fails to do so within 24 hours or checkin, Guest will be responsible for all damages and excessive cleaning charges prior to their stay.
Cancellation Policy: If Guest wishes to cancel his/her reservation, all fees collected will be refunded as follows:
If the reservation was made through Airbnb, and the “Strict Cancellation Policy” was selected, this provides for 50% refund plus Airbnb fees, or no refund of nightly fees if the reservation is canceled less than 7 days prior to the reservation start date. (for additional details, review the policy on the Airbnb website). If the “10% discount/no refund” option was selected, the host will refund 25% of the guest nightly fee upon cancellation, up to the full amount of the reservation, less any amount refunded by the platform or insurance.
If the reservation was made through VRBO, then the host will provide a 25% refund if the reservation is canceled less than 60 days before the reservation.
We encourage all guests to purchase CFAR (cancel for any reason) trip insurance to protect the cost of their trip should they have to cancel. The most coverage available to purchase is 75% of the trip cost.
