Our insurance company requires that we have a signed rental agreement from the person renting our home. We will send you the agreement after you have booked. You can also read the agreement here before booking. Please be respectful of our neighbors and our quiet peaceful neighborhood. No parties and quiet hours are between 10pm and 8am That means no outside noise after 10pm. Please move inside by 9:30pm. This is strictly enforced by us, our neighbors, Sonoma county, and the Sheriff. No amplified music outside at any time. Pets considered with an additional fee. Late check-out without permission: $100 for first hour or any portion thereof, $200 for each additional hour after that. No smoking anywhere on the property (inside and outside) $200 per incident of smoking. Rental Agreement: The county of Sonoma imposes the following restrictions and rules: 1) No amplified music outdoors allowed. 2) Quiet hours between 9pm -9am 3) No outdoor fires after 9pm 4) No special events (weddings, parties, etc. unless permitted by Use Permit. 5) Maximum overnight guests is 8. 6) Additional guests during daytime hours is 6. 7) Two automobiles per bedroom permitted. 8) Pets must be secured on the property at all times. Bearg, owner, XXXXX Falcon Lane, Sonoma, Ca. 95476 TOT#1550N Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made by and between The Lawrence P. Bearg Revocable Trust dated October 20, 2015, and any amendments thereto, and Lawrence P. Bearg (“Homeowner”) and _________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: This property is located at: XXXXX Lane, Sonoma, Ca. 95476 The property is furnished and includes: Basic kitchen pantry items, two coffee makers, electric kettle, microwave oven, toaster oven, bakeware, dishes, glassware, and flatware. Video/Audio: flat screen television, premium cable, dvd, vhs, wifi, Bose premium sound system. Bath towels, pool towels, bed linens, six bicycles, Kitchen Aid propane BBQ, propane firepit, ping pong table. The property has forced air heating and central air conditioning as well as window mounted AC units. The pool is heated by solar panels which means it is normally heated to at least 80 degrees between April and October, but can be cooler or warmer than 80 degrees depending on the air temp and cloud cover. Between November and March the pool is generally colder than 80 degrees. 2. Rental Party: The rental party shall consist of Guest and the following persons: 3. Maximum Occupancy: The maximum number of guests is limited to 8 persons and is strictly enforced. If a violation of this rule occurs, an additional charge of $100 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits. 4. Terms of the Lease: The lease begins at 4pm on ______________________ (the “Checkin Date”) and ends at 11am _____________________ (the “Check-out Date”). 5. Rental Rules: Guests agrees to abide by the Rental Rules, as set forth herein, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. a) Sonoma County has a vacation home noise ordinance which is strictly enforced. No Use of Pool and hot tub after 9:00pm or before 7am. No outdoor noise louder than 60db (normal conversation) after 9:00pm and before 7am. Any verified noise complaints from neighbors during these hours may result in immediate eviction with no refund for unused rental days and forfeiture of deposit. Outside noise during these hours is also prohibited. b) Guest understand that the unit is located in an area having other homes and families in the vicinity. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior, and loud talking outside the house. c) Outdoor Amplified sound is prohibited at all times. d) The propane firepit can be used until 9:30pm. After 9:30pm, it must be turned off. e) Pets shall be secured on the property at all times. Nuisance barking by unattended pets is prohibited. f) Smoking is NOT allowed in the house or on the property. g) People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. h) The owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities, including the use of bicycles. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises. i) Keep the property and all furnishings in good order. j) A maximum of 3 vehicles are permitted at the property. k) Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. For those chilly Sonoma evenings, light one of our two wood-burning fireplaces. Almost forgot! We have a Keurig Coffee Maker stocked with a variety of coffees. Or use our drip coffee maker if you prefer. A pound of delicious Peet's coffee is included.
